Gaia and Coimbra Lead Price Rises in the 2nd Quarter

Housing prices accelerated in 19 of the 24 municipalities with more than 100 thousand inhabitants, in the second quarter, with Vila Nova de Gaia and Coimbra leading the biggest increases, according to the report. INE.

According to statistics on Housing Prices at Local Level published this Wednesday (October 22nd) by the National Statistics Institute (INE), in the second quarter of the year, The municipalities of Lisbon (4,865 euros/m2), Cascais (4,346 euros/m2), Oeiras (4,161 euros/m2), Porto (3,309 euros/m2), Odivelas (3,219 euros/m2) and Almada (3,101 euros/m2) had the highest housing prices.

In comparison with the previous quarter, housing prices accelerated in 19 of the 24 municipalities with more than 100 thousand inhabitants, with the municipalities of Vila Nova de Gaia (+13.4 pp), Coimbra (+12.7 pp) and Amadora (+10.9 pp) showing the biggest increases. The biggest decrease in the year-on-year rate of change occurred in the municipality of Cascais (-6.6 pp).

Not second trimester, all municipalities with more than 100 thousand inhabitants in Greater Lisbon, Setúbal Peninsula and Porto Metropolitan Area, with the exception of Santa Maria da Feira and Gondomar, recorded median housing prices higher than the national value which was set at 2,065 euros per square meter (euros/m2).

Of the 17 municipalities, only six presented year-on-year rates of change lower than the national rate (19.0%): Setúbal (18.5%), Matosinhos (17.2%), Odivelas (16.6%), Lisbon (11.4%), Porto (9.2%) and Cascais (8.8%).

Funchal had a median price higher than the national reference (2,928 eru/m2 and 7.2%), although the year-on-year rate of change was lower.

The municipalities of Porto and Lisbon recorded increases of 4.9 percentage points (pp) and 4.2 pp in year-on-year rates of change from the first quarter to the second quarter of 2025, respectively.
