HIH Invest recently took a significant step to expand its logistics portfolio by acquiring a modern new logistics building in Alzey. This property, which was acquired by the TIMBRA Group for the real estate special fund HIH Deutschland+ Core Logistik Invest, offers a total rental area of 10,164 square meters. Particularly noteworthy is the long-term rental from Lufthansa Technik Aero Alzey, which ensures stability and continuous cash flow.
The new building at Otto-Lilienthal-Straße 15 was built according to the criteria of the DGNB Gold Standard and includes innovative sustainability features. These include a heat pump, industrial underfloor heating, a photovoltaic system and electric charging stations. This equipment not only ensures high energy efficiency, but also flexible use of the areas, which are characterized by a clear height of 12 meters and a load capacity of 5 tons per square meter.
Alzey, strategically located in the greater Frankfurt am Main area, has established itself as an important industrial and logistics location in recent years. The proximity to the A61 and the good connection to the German motorway network make the location particularly attractive for logistics developers. The planned settlement of further international companies, such as the pharmaceutical company Eli Lilly, will further increase the attractiveness of the location.
With the acquisition of this property, the portfolio of HIH Deutschland+ Core Logistik Invest grows to nine properties with a volume of around 140 million euros. The fund’s target volume is 300 million euros, with the focus on modern core logistics properties with high ESG standards.
