Housing prices continue to rise and reach historic highs, quarter after quarter. After the European Commission considered that Portugal has the most overvalued houses in the European Union, between April and June this year the median value rose in 19 of the 24 most populous municipalities and surpassed, for the first time at national level, the mark of 2000 euros per square meter. In the previous quarter, it had increased by 16. Vila Nova de Gaia, Coimbra and Amadora record the biggest increaseaccording to the National Statistics Institute.
In the second quarter of 2025, the median price of the 41,608 family homes transacted in Portugal was 2065 euros per square meter. This is the first time that this indicator exceeds 2000 euros. There was an increase of 5.8% compared to the previous three months and 19% compared to the same period last year, this being the biggest variation since the first quarter of 2019.
Registered transactions also grew by 15.6% compared to the same quarter in 2024 (35,981).
